Reverse Mortgage Information

Reverse mortgages are most often discharged within six (6) to twelve (12) months after the homeowner leaves or dies. Unless a qualified co-borrower or spouse remains in the home, they must be repaid within six (6) to twelve (12) months of the borrower's departure or death.

In specific cases, you can request up to two 3-month extensions, for a total of 18 months.​

During this time period, the homeowner or estate can sell the property to pay off the reverse mortgage balance and keep the equity. The equity is defined as the difference between the sale price (minus seller closing costs) and the payoff balance of the reverse mortgage plus any liens.​

The homeowner or the deceased homeowners' estate has the option to pay off the reverse mortgage during this time period. If the loan is not repaid during this time period, the mortgage holder will go through foreclosure procedures to acquire title to the property.​

In general, the maximum loan pay-off obligation is the current principle balance plus interest or 95% of the property's appraised value, whichever is lower.
